Airbnb – Gästezimmer und Ferienwohnungen von Privat

In der Stadt gibt es derzeit kein Hotel und bis auf eine Ferienwohnung keine Übernachtungsmöglichkeiten für Gäste. Daher hatte ich im vergangenen Jahr getestet, ob es eine Nachfrage für die tageweise Überlassung eines Gästezimmers in Friesack geben würde. Dafür habe ich die Plattform https://www.airbnb.de/ genutzt. Die Ergebnisse waren gut und ich hatte zum Test 1x internationale Gäste für 2 Tage bei mir; aber viel mehr Anfragen. Da ich aus zeitlichen und räumlichen Gründen nicht beabsichtige dies weiterhin anzubieten, möchte ich zumindest meine Erfahrungswerte teilen. Dies kann eine Gelegenheit für einen kleinen Nebenverdienst darstellen, wenn man sowieso Platz in Haus / Wohnung hat:

1. Damit man auf Airbnb optimal gefunden werden kann, sollte man gute Fotos und eine ausgezeichnete Beschreibung haben. Einfach den Empfehlungen von Airbnb für eine optimale Sichtbarkeit folgen.
2. Internationale Gäste ohne Ortskenntnis finden Friesack auch wenn sie eigentlich eine Unterkunft in Berlin suchen. Der Suchradius scheint bei Airbnb relativ groß eingestellt zu sein. Das ist Fluch und Segen zugleich. Um keine falschen Erwartungen zu fördern: im Angebot darauf hinweisen, dass Friesack nicht in Berlin liegt und es mit Bus/Bahn ein bisschen bis in die Innenstadt dauern kann. Auf der anderen Seite scheint es ein Besuchersegment zu geben, welches die Natur mit Nähe zur Hauptstadt zu schätzen weiß. Einen Tag Natur, einen Tag nach Berlin.
3. Um steuerliche und rechtliche Aspekte muss sich jeder selbst kümmern. In Friesack gibt es m.W. jedoch kein Zweckentfremdungsverbot von Wohnraum wie in Großstädten (Berlin) und bei einer sporadischen bzw. tageweisen Vermietung kann i.d.R. keine gewerbliche Vermietung mit Gewinnerzielungsabsicht unterstellt werden.
4. Besonders internationale Airbnb-Gäste erwarten, dass es kostenfreies WLAN mit hoher Geschwindigkeit gibt – das ist man aus anderen Ländern so gewohnt. Weiterhin sollte man Tipps für Sehenswürdigkeiten, Einkaufs- und Vergnügungsmöglichkeiten, sowie Restaurants oder Nachtleben parat haben. Insbesondere wenn es kaum Einträge auf Google Maps (vgl. https://friesack.mit.vision/f/google-maps/) gibt. Mehr dazu unten.
5. Auch wenn ich nicht weiß ob es eine rechtliche Verpflichtung gibt, macht es Sinn Rauchmelder, Feuerlöscher und Erste-Hilfe-Kasten zu installieren bzw. greifbar zu machen. Auch sollten Fluchtwege beschrieben sein.
6. Internationale Gäste müssen zudem aufgeklärt werden, wie Mülltrennung bei uns funktioniert und wie es mit den Ruhezeiten aussieht. D.h. bedeutet nicht, dass nur Party-Gäste angefragt hätten, sondern nur informativ.
7. Internationale Gäste scheinen sehr an der deutschen und regionalen Kultur und Natur interessiert zu sein. Ich hatte Anfragen, welche bewusst darauf abzielten mehr über die Gewohnheiten in der Gegend zu erfahren. Da mir die Zeit fehlte hatte ich diese abgelehnt. Menschen die Gästezimmer oder Couch zur Verfügung stellen möchten, um neue Leute kennenzulernen und sich austauschen wollen, sollten vielleicht auch auf https://www.couchsurfing.com/ Das Austausch-Prinzip von Couchsurfing ist anders als bei Airbnb oder Ferienwohnungen.
8. Bei Gästen aus Deutschland, bzw. mit Deutschkenntnissen oder aus dem zentraleuropäischen Kulturraum sind einige der o.g. Punkte etwas unkomplizierter.

Homemade ice cream, great coffee, nice seating outdoors, indoor seating also available.

Small bakery with decent coffee.

One of the largest discos in the region with multiple dancefloors. Affordable.

Activities

• Hiking, cycling and star gazing: Friesack is surrounded by fields and forests, with great cycling routes and is close to the “Sternenpark Westhavelland” – one of the darkest places in Germany at night, which is great for star gazing.
• Swimming: “Klessener See” is the nearest lake with a nice beach.
• Sightseeing flights and flight school, Horse riding, Shooting range: Airfield “Bienenfarm”.
• There are Alpacas, a Mummy and some other places around: Search on Google.
• Place of “Herr von Ribbeck auf Ribbeck im Havelland” – the popular ballad – is nearby.
• Where aviation began: Flugzeug IL 62 „Lady Agnes“ in Stölln / Otto Lilienthal Museum.
• Festivals and events: Depending on the season, there are some large-scale events happening nearby, such as Frierock or Antaris. Please check using Google.

Get out / get to Berlin
The next train station “Friesack” is about 2 km from the apartment. You can walk or catch the bus. Please check on https://www.vbb.de/en/ about itineraries and tariff information. It takes about 35 minutes to get from Friesack to Berlin-Spandau by train. Or about 45 minutes to Berlin Central Station. The train runs every hour from 4:44 to 23:44. There is no ticket machine at Friesack station. When you get on the train, look for the ticket inspector and buy a ticket. If you are going from Friesack to any place within Berlin, the one-way fare for an adult is currently 6.90 €. A day pass is 13.80 €. You can also buy tickets on the Bus in Friesack.

Außerdem ein paar Hausregeln. Diese muss aber jeder für sich selbst adaptieren.
House Rules
We aim to make your stay as comfortable as possible. Therefore, we would appreciate if you can follow these house rules. Thank you in advance and truly appreciate your cooperation!
Check-in is from 13:00 to 20:00. Check-out is by 11:00.

• To obtain the keys please call XXXXX when you are on the premise.
• To return the key, simply leave them on the table in your room.
• You will receive two keys: One is for the house entrance and one is for the apartment.
• Parking: If you arrive by car you can use the parking space XXXXX.

Remove your shoes, no alcohol, no smoking, no pets, no parties.

• To ensure we keep the floorboards squeaky clean for our guests’ enjoyment, we have a no shoes policy inside our home. Please leave your shoes in the staircase before entering the apartment.
• Please refrain from drinking alcohol inside the apartment, room or on our premises.
• We also have a no smoking policy in the apartment and rooms (although you are welcome to smoke either out front or back). Just make sure to dispose the cigarette butts in the garbage.
• What you do in your personal time is entirely up to you, but when staying at our place we have a strict no drug use policy. This is just the law… not so much one of our rules.
• To keep the place quiet and clean we ask you not to bring pets or any other type of animals.
• If you’re coming to party you’ve picked a great city to do so. Unfortunately, just not at our place. Though we’re sure it won’t come to it, serious complaints of unruly behavior will unfortunately result in you being asked to leave. Not good for you. Not good for us.
• Please keep things on the quieter-side from 12:00 to 15:00 and from 22:00 to 07:00.
• If you want to listen to music, please remember the other roommates and use your headphones.
• We ask that you kindly respect our maximum occupancy requirement (5 for apartment). Additional guests are forbidden from staying in the property.

Keep it clean and ecofriendly.

• Use the trash bin in the bathroom for any kind of small trash. If you have larger amounts of trash please use the appropriate bins at the driveway (blue: paper and cardboard; yellow: packaging, plastics and metals; black: residual waste).
• The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanity napkins in the bin we’ve provided in the bathroom. We simply want to ensure you have a royal flush kind of holiday.
• Whilst we do a thorough professional clean between each guest stay, we kindly ask that prior to leaving, put away any trash and dirty towels. It helps us get through our cleaning process quicker and allows us to keep cleaning costs down for you and future guests.
• To keep our costs down (and pass those savings on to our guests) we kindly ask that you switch off lights and heating when it’s not in use or leaving the house.
• Please use water wisely – every drop counts. Mother nature thanks you too.

Access, security and safety.

• You may only access the apartment on the right on the first floor.
• Please make sure the house entrance door is closed (but don’t lock it with the key).
• Please make sure the apartment door is closed.
• There is a minimum age requirement of 18+. Guests under the age of 18 are still entirely welcome – they will just need to be accompanied by parents or guardians.
• We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned too.
• There is a smoke detector in the room. Please do not smoke, vape or cook.

In case of emergency.

• There is a first-aid kit in the bathroom and a fire extinguisher on the ground floor.
• You may reach the police at 110 and the fire department at 112. The phone number 112 can also be used for medical emergency. For other medical issues at night call 116117.
